Security deposits start at $500 and vary based on credit and rental history.
We ask that applicants earn at least 2.0x the monthly rent. Combined household income is perfectly fine.

Yes, residents are required to carry a minimum of $250,000 in liability coverage.
We offer flexible lease terms ranging from 6 to 15 months, depending on availability.
Once approved and all documentation is submitted on time, applications are typically processed within 72 hours.
Additional Fees and Payments
There may be a one-time administrative fee and a pet fee if applicable. Our leasing team can provide a full breakdown.
Rent can be paid online, by money order, cashier’s check, BILT, or FLEX.
Utilities are not included in the base rent, but our team can help explain what to expect and how billing works.

Current Leases & Residency
Subletting isn’t permitted. If you need to transfer your lease, please reach out to the office.
Residents must provide a 60-day notice, sign a notice to vacate form, return keys on the scheduled move-out date, and cancel Excel Energy services. Contact the leasing team to learn more about the process.
Residents must provide at least a 30-day notice and pay a lease termination fee equal to one month’s rent.
